Landlords need to ensure that any electrical equipment like a free standing fridge or kettle or heater , fixed equipment like an immersion heater or cooker is safe for use. Every time a tenancy contract is renewed so is the supply of electrical goods, which means that you should have all items re-tested to ensure that they are safe to use for the new tenancy period. A record of the test should be kept for each item. To prove in a court of law that you the landlord did everything within your control that is reasonable practicable to ensure safety.
