Andy is Affleck’s Head Electrician and has been with the team since 2009. As an NIC EIC registered electrician Andy is a central member of the estimating team and an expert in low energy options as well as lighting design.

Dave

Dave is an qualified electrician with over 6 years in the trade. He has been with Affleck since 2010 and has been involved with some of our large refurbishments and extensions. He works on both maintenance and project work and fits a mean spot light!

PAT Testing

PAT: Landlord Advice

As a Landlord renting out residential accommodation for profit you are required by law to ensure the equipment you supply as part of the tenancy is safe. Landlords need to ensure that any electrical equipment like a free standing fridge or kettle or heater , fixed equipment like an immersion heater or cooker is safe for use. Every time a tenancy contract is renewed so is the supply of electrical goods, which means that you should have all items re-tested to ensure that they are safe to use for the new tenancy period. A record of the test should be kept for each item. To prove in a court of law that you the landlord did everything within your control that is reasonable practicable to ensure safety.

A PAT test will check the electrical safety of a portable appliance, the test is based on a set of physical and visual inspections.

Expect 7-10 items tested per ½ hour or 15-20 per hour @ £75 + VAT. Out of hours rates for business available on request.

Electrical Installation Condition Report (EICR)

EICR Report

A EICR will detail any observed damage, deterioration, defects, dangerous conditions and any non-compliances with the present-day safety standard that might give rise to danger.

All Affleck Electricians are registered under the Competent Persons Scheme such as NIC EIC. All work carried out under the PART P legislation is notifiable and will be certificated once complete.

When to get an EICR

The following dates should act as a guideline for when to book your EICR:

  • 10 years for a domestic installation
  • 5 years for a commercial installation
  • 3 years for caravans
  • 1 year for swimming pool
  • Every change of tenancy
  • Prior to selling a property
